Why we own Goodman Group
Goodman Group is a leading global developer and manager of industrial property. It owns, develops, and manages high-quality, well-positioned industrial properties across 14 countries in Asia Pacific, Europe, and the Americas. Projects typically involve obtaining a development site, signing tenants onto a long-term lease, gathering investors to fund the development, and developing the properties themselves. Goodman will normally retain a minority stake in and manage the properties after completion, collecting development fees, leasing fees, management and performance fees, and rental income.
Whilst accelerated by COVID, there remains a structural impetus behind the continued shift to e-commerce and a desire for high-quality logistics facilities, distribution centres, etc. Goodman has a high-quality management team, a strong balance sheet, and a track record of successful execution which continues to attract capital partners. Whilst performance, development, and transaction fees remain variable, this is complemented by recurring and stable income streams from base management fees from funds management and rent from minority stakes in property projects.
